How we work
We stay small on purpose. The partners who underwrite a site are the same people who walk it with the neighbors and sign the punch list.
Infill first
We look for sites already served by streets, transit and utilities, so a new building adds to a block instead of starting one from nothing.
Keep what is worth keeping
Brick, heart pine and saw-tooth roofs are expensive to imitate. Where an old structure is sound, we design around it.
Own it afterwards
We hold most of what we build. That makes us careful about roofs, drains and the things nobody photographs.
