A project is a ten-year promise to a block.

Most of our work is ordinary on paper. Three to five stories, apartments over shops, parking tucked behind. What takes the time is fitting it to a particular street and then looking after it.

From first look to tenth year

  1. Find the site

    We study zoning, soils, utilities and the last forty years of the block before we make an offer. About one site in thirty gets that far.

  2. Listen before drawing

    We meet neighbors, the city and likely tenants while the plan can still change. The first public meeting happens before the first rendering.

  3. Design for the long hold

    We work with local architects and choose materials for how they will look in year twenty. Ground floors get tall ceilings and real storefronts.

  4. Build with people we know

    Our general contractors have worked with us on at least two earlier projects. We publish a construction calendar and a phone number for every site.

  5. Lease and manage

    Our own staff lease and manage the building. Retail rents are structured so a first-time shop owner can open.

Historic tax credit projects in mill, warehouse and industrial buildings, from survey through certification.

Property management

Leasing, maintenance and accounting for the buildings we own, handled by our in-house team.
